Design Guidelines for Building Your Home in Waiki’i Ranch

  1. Each lot shall contain no more than one single-family dwelling, one additional dwelling, parking, appurtenant farm buildings, landscaping structures, and gardens built within the Building Area.
  2. The single-family residence shall have a minimum ground floor area of 2400 enclosed square feet, exclusive of the garage, roof overhangs, covered entrance, trellis structures, bulk storage space, workshop, lanai, open porch, courtyard, barn, or employee and/or an additional dwelling.
  3. An additional dwelling, if any, shall not exceed 800 square feet of living area. The combined square footage under the roof, of the single-family dwelling, the additional dwelling, and all appurtenant buildings shall not exceed 25 percent of the Building Area.
  4. A height (at its highest point) of more than twenty-five (25) feet from ground level.
